All work is subject to a separate written contract between us and the customer. Nothing on this website constitutes a binding offer or guarantee of specific pricing, availability, or scope of work. Actual services are defined in the written project contract signed by both parties.
Estimates provided through our website, by phone, or by email are not binding quotes. A firm written proposal is issued only after an in-person site visit and review of the project scope. Pricing in a written proposal is valid for 30 days from the date it is issued, unless otherwise stated in the proposal.
Project costs may change if conditions discovered during construction differ from what was visible at the time of the estimate - for example, if hidden structural issues, non-standard utility routing, or HOA design revisions require additional work. We will notify you in writing before proceeding with any work that would increase the project cost beyond the original contract amount.
Permit fees, HOA review fees, and other third-party costs are estimates until confirmed by the relevant authority. Final permit costs are passed through to the customer at actual cost.
Project start dates are estimates and depend on permit approval timelines, material availability, and scheduling. We will communicate updates to your timeline as soon as we become aware of any changes. We are not liable for delays caused by permit review, HOA review, weather, or circumstances outside our control.
If you need to cancel a scheduled project after signing a contract, please notify us in writing as soon as possible. Cancellation terms - including any deposit forfeiture or reimbursement for work already performed - are specified in the written project contract.
We reserve the right to cancel or reschedule work due to unsafe conditions, unresolved permit issues, or non-payment. In such cases, we will provide written notice and will not charge for work that has not yet been performed.
Payment schedules and methods are outlined in each written project contract. Typical projects require a deposit upon contract signing, progress payments tied to project milestones, and a final payment upon project completion.
Final payment is due upon completion of the project and the homeowner walkthrough. Failure to pay amounts due under the contract may result in work stoppage and may subject the customer to collection costs, attorney fees, and any applicable liens permitted under California law.
We accept payment methods as stated in the written contract. We do not accept payment conditions that are not agreed to in writing before work begins.

Any warranty on completed work is set out in the written project contract. Unless otherwise stated in writing, we provide a one-year workmanship warranty covering defects in construction caused by our installation or materials. This warranty does not cover damage caused by improper use, modifications made by others, acts of nature, or ordinary wear and tear.
Manufacturer warranties on materials and products are passed through to the customer where applicable. We do not independently warrant any third-party product beyond what the manufacturer provides.
